PEARLAND, Texas (KTRK) -- It's known as one of the busiest corridors in Pearland. FM 518 is home to big-box businesses and local shops and serves as the entrance to neighborhoods.
It's about to undergo a major overhaul, and while those changes are not coming immediately, they are on the horizon.
Widening FM 518 will be a huge change, not simply because of the construction, but because some businesses will have to move as TxDOT widens the roadway.
The endless flow of traffic on FM 518 in Pearland amounts to tens of thousands of vehicles a day. Now, those drivers are seeing signs of an upcoming TxDOT project to address that congestion - crews prepping the area for utility work ahead of widening the road.
"The city of Pearland has just grown exponentially," according to TxDOT spokesperson Danny Perez. "What we've done is look at ways to help facilitate that growth."
TxDOT's plan includes widening FM 518 from SH 288 to Halbert, just west of SH 35. It will expand from two lanes to three lanes each way, and TxDOT is also adding a continuous sidewalk.
Some businesses are too close to the future roadway.
"We understand the rights of the many outweigh the rights of the few, in this case, us," local businessman Craig Slater said. "We understand that as a result of our growth, we're going to see some changes."
He said he's been in the same building off FM 518 for 10 years and has lived in Pearland for more than 3 decades. While change is hard, he's trying to maintain a good attitude about having to find a new address.
"2414 South Park Avenue. We've got a Park Avenue address," jokes Slater.
Not all businesses will have to move. Some will simply lose parking spaces. There are about twelve businesses, including Slater's agency, that TxDOT says will have to relocate or shut down.
"We are going to be moving two and a half miles down the road, but it's been a long process going on over two years as we've negotiated with TxDOT."
What happens next? As TxDOT continues to negotiate the right of way, the agency is working on the following timeline:
The expansion is divided into two projects. The first part of the expansion from SH 288 to Cullen is scheduled to begin construction in late 2027. The second part of the expansion from Cullen to Halbert would begin near the end of 2028. TxDOT says each project will take 3 to 4 years to complete with a combined price tag of 187 million dollars.
"It's good to start planning now. While it's still a year out, it's going to come fast," Perez said. "When we start to move dirt, when we start having equipment out there, we start having barrels, it's going to be a major change."

PEARLAND – (Realty News Report) – Applied Optoelectronics, which produces components used in artificial intelligence in datacenter and communication networks, has acquired 400,000-SF of new manufacturing space in Pearland for the manufacturing facilities.
The two adjacent buildings are located in Pearland’s Lower Kirby District where a number of clean manufacturers, including pharmaceutical and medical equipment companies, have opened new facilities in the last seven or eight years. The 1,200-acre Lower Kirby District is 10 miles due south of the Texas Medical Center, near Highway 288 and Beltway 8.
“We’re thrilled to welcome Applied Optoelectronics to Pearland as they expand their manufacturing footprint,” said Pearland Mayor Quentin Wiltz. “This project will bring high-quality jobs, strengthen our local economy, and deepen the innovation ecosystem that makes Pearland a destination for forward-looking companies.” The Pearland Economic Development Corp. assisted in the project.
Applied Optoelectronics is now building-out the interior and manufacturing facilities in the two Pearland buildings it recently acquired at 14621 Kirby Drive and 11555 N. Spectrum Boulevard.
Sugar Land-based Applied Optoelectronics, a publicly traded firm with shares traded on the NASDAQ exchange, also has manufacturing facilities in Sugar Land, Taipei, Taiwan and Ningbo, China, in addition to a research and development facility in Atlanta.
The company was founded at the University of Houston in February1997 by Dr. Chih Hsiang “Thompson” Lin, who serves as the President, Chief Executive Officer, and Chairman of the Board.
Stefan Murry, Chief Financial Officer and Chief Strategy Officer for the company, said the Pearland facilities “will be instrumental in supporting our long-term growth strategy, enabling us to expand production of advanced optical transceivers and strengthen AOI’s position as a key supplier to the AI and cloud infrastructure markets.”
The company’s two Pearland buildings were developed spec by Stream Realty Partners. Building One, located at 14621 Kirby Drive, has 117,247 SF of rear-load industrial space with a 32-foot clear height, 43 dock-high doors, and two ramps. Building Two, at 11555 North Spectrum Blvd, spans 267,262 SF in a cross-dock configuration with a 36-foot clear height, 58 dock-high doors, and four ramps. EE Reed Construction was the general contractor. Ware Malcomb was the project architect, and Halff was the civil engineer.
Last year, Applied Optoelectronics announced an expansion in Sugar Land, consisting of a new manufacturing line at the company’s headquarters at 13139 Jess Pirtle Blvd. and a new 210,000-SF facility for manufacturing optical transceivers for AI-focused data centers.

Endress+Hauser has broken ground on an expansion of its campus in Pearland, Texas, reinforcing the company’s continued investment in its US operations, its ability to support growing customer demand across the Gulf region and enhance collaboration with sales and service representative partner Vector Controls and Automation Group.
The project adds approximately 18,000 square feet of new space focused on light assembly, fabrication and materials handling, enhancing the campus’s operational capabilities and efficiency.
“This expansion strengthens our ability to deliver for our customers by improving speed, flexibility and overall efficiency,” said Matt Stevens, Area Vice President at Endress+Hauser USA. “It positions our Pearland campus to support continued growth in critical industries across the region.”
The expanded space will serve as a shared resource for Endress+Hauser and Vector Controls and Automation Group, enabling both teams to streamline logistics, improve project execution and increase capacity for testing, staging and delivery of instrumentation systems and integrated solutions. It will also improve workflow efficiency, reduce reliance on off-site storage and optimize shipping, receiving, repair and calibration activities.
