Texas has more affluent suburbs than California and is home to the bulk of America’s fastest-growing wealthy communities, according to a new study from GoBankingRates.com.

The personal finance company’s report found the Lone Star state has seven of the 30 wealthiest suburbs in America — three of which are growing the fastest in terms of population.

The report found the 30 wealthiest suburbs in America with the quickest rates of growth based on a number of factors, including property value, livability, household income and more., using data from Federal Reserve Economic Data, the U.S. Census American Community Survey, the Bureau of Labor Statistics Consumer Expenditure Survey and the Zillow Home Value Index.

Texas was No. 1, but California was ranked No. 2.

Here are the Texas locations that made the list:

According to the GoBankingRates.com report, Texas is home to the top three fastest-growing wealthy American suburbs: Fulshear, Celina, and Prosper. Celina and Prosper are in North Texas, and Fulshear is in Fort Bend County, outside of Houston.

Fulshear ranks as the No. 1 fastest-growing community, with a population increase of 237% from 2018 to 2023.

The report found the median household income in Fulshear was $178,398. The average home value in Fulshear was $521,157.

Up in North Texas, the population in Celina increased by 190% over that same time period, making it the second-fastest-growing affluent suburb in the United States, with a median household income of $155,875 and an average home value of $611,512.

Prosper came in at No. 3, with a population growth of 81%, a median family income of $187,603 and an average home value of $823,356.

Flower Mound had a 6% population increase with a median household income of $157,737 and average home value of $599,026 from 2018 to 2023.

Global real estate giant Hines is planning a more than 7,000-home master-planned community near the Katy and Fulshear areas, adding even more residential development to booming Fort Bend County.

The Houston-based real estate firm acquired 3,000 acres last month near the Westpark Tollway and the Texas Heritage Parkway in one of its largest land purchases for a single-family home development.

Construction at the community is expected to start this year. Large-scale master-planned communities like this typically take several years to complete, but the first few lots of this project are expected to be delivered in 2027.

“This is a once-in-a-lifetime piece of land, and we worked tirelessly with our builder partners to ensure we had the opportunity to build what is one of the best sites in Texas,” Rob Witte, senior managing director and head of Hines' residential land development in the Americas.

With home sales launching in 2027, homes prices are expected to range from the $400,000s to more than $1 million, according to Hines. Homebuilders include Toll Brothers, Perry Homes, Highland Homes, Village Builders/Lennar, Dreamfinder Homes/Coventry Homes, Westin Homes, Newmark Homes and Beazer Homes.

MORE GROWTH WEST OF HOUSTON: New 4,000-home community Sunterra Lakes planned for Waller County

The first phase of the community, which is located within Lamar Consolidated ISD, will feature a 5-acre recreation center with a pool, a large playground and a clubhouse. Additional amenities include hiking and biking trails, more than 800 acres of preserved natural areas with oxbow lakes and mature trees.

Hines will add utilities, sewage, roads and other infrastructure to the mostly farm- and ranch-lands. It will also oversee the extension of the Texas Heritage Parkway from Westpark Tollway to Winner-Foster Road. The developer also would build parts of Bellaire Boulevard.

While Hines' new community is in unincorporated Fort Bend County, the project adds to the growth near Katy and Fulshear. The area is home to some of the top-selling master-planned communities in the country, such as Sunterra, Tamarron and Cross Creek Ranch.

Fulshear’s population surged by more than 25% from 2022 to 2023, making it the second-fastest growing city in the United States, according to the U.S. Census Bureau. Once a small farming community with just over 1,000 residents in 2010, the city’s population grew to more than 42,000 by July 2023.

Hines has partnered with multiple best-in-market builders to acquire this land, including Toll Brothers, Perry Homes, Highland Homes, Village Builders/Lennar, Dreamfinder Homes/Coventry Homes, Westin Home , Newmark Homes, and Beazer Homes. Construction is expected to begin in early 2025, with the first lots delivering in 2027 and homes from builders to follow thereafter.

The development has immediate access to major thoroughfares and excellent schools and is a short commute to Houston’s major employment hubs, including Sugar Land, the Energy Corridor, Texas Medical Center, and Downtown Houston. Hines will also be responsible for the completion of the Texas Heritage Parkway Parkway from its current terminus at Westpark Tollway to the Southern boundary at Winner-Foster Road.

The 2,951-acre development by Hines, a global real estate investment company, will feature single-family homes in a variety of lot sizes by eight homebuilders, according to a Jan. 23 news release.

The development, which has yet to be named, will be located at the corner of FM 1093 and Texas Heritage Parkway, which Hines will be responsible for extending from its end just south of FM 1093 to Winner Foster Road, according to the release.

This marks one of Hines' largest land purchases for a single-family development, according to the release. No commercial or multifamily sites are planned for the acreage, Hines officials said.

She also served as the news editor at The Battalion, Texas A&M University’s student newspaper, before graduating with a major in journalism and minors in business and sports management in 2022. When she’s not writing, Aubrey enjoys spending time with her friends, family and her cat, Ferguson.
